FRANK is a medium-sized housing company with its head office in Hamburg and branches in Kiel and Hofheim am Taunus. Established in 1925, the FRAN K Group today has more than 250 highly qualified employees in its core areas of property management and asset management, property development and property maintenance. The company is also successful in the field of green building.

The FRANK Group manages 20,000 residential and commercial units in its own portfolios and in those of third parties. The company, which has received several awards for its implementation of innovative housing projects, is family-run and is currently in its fourth generation.

Development

Our properties in Hamburg, Schleswig-Holstein and Hesse have given entire city districts their own distinctive profile. Our level of expertise is especially high when it comes to developing and building rental and retirement properties, high-quality freehold flats and attractive commercial premises. Another FRANK Group company, bauhaus wohnkonzept gmbh in Hofheim, specialises as a property developer in upmarket detached and terraced houses. GEV – Gesellschaft für Entwicklung und Vermarktung AG – is a FRANK Group subsidiary that acquires and develops attractive building land plots that as yet have not been used in a constructional way or are undergoing conversion. With tact and a good eye for detail, it ensures that a balanced integration into existing urban development and development policy structures takes place.

As a project developer, FRANK manages all of the relevant phases – from site development to key-ready handover. The benefit for our customers is self-evident. Asset Management

Financial expertise, knowledge of the market and strategic foresight – these characteristics are what distinguish the FRANK Group’s asset management. We provide our customers with all the services that are required in the different lifecycle phases – from purchase and management to the sale of residential or commercial property. In the course of acquisitions and disposals, FRANK delivers well-founded data and up-to- date information, providing the factual basis upon which decisions can be taken in doing so. We carry out due diligence processes in a structured and efficient way, thereby establishing market prices and avoiding bad investments.

With its outstanding network of contacts with banks, private equity funds and institutional investors, the FRANK Group can also offer competent advice on financing, if so needed. To ensure that the property or your portfolio performs well, we set up an optimal tax and legal structure. FRANK keeps the accounts for property companies on close-to-balance level, exercising a high degree of care in the process and identifying the relevant economic figures on a regular basis. These include statistical calculations that indicate long-term trends, quarterly and annual reports, liquidity planning and the compilation of accounts for tax purposes.

Property Management

Our core competences include classic activities such as letting, rent collection, sending out arrears reminders, optimising rental income, and reporting. On the basis of our know-how of regional property markets, we devise strategies for long-term letting and the drafting of contracts, thereby reducing vacancy rates. FRANK is your tenants’ constant contact, managing and undertaking all communications activities. The property’s optimal structural and technical condition is the most important requirement for a high occupancy rate. That is why our employees are available on location to undertake repairs if required.

Our technical management starts with caretaker and simple maintenance services. For complex energy-saving measures you will benefit from the knowledge within the FRANK Group. Our green building specialists at FRANK ECOzwei are available for consulting, project planning and construction work. Our aim is to increase the value of your property. Comprehensive monthly reports on tenants’ payment behaviour, on expenditure and on actual rental income, provide you with a detailed overview of your property’s current financial status. Data acquisition and the processing of relevant economic figures are the basis for sound strategic decisions in asset management.

Facility Management

From planning new building projects with emphasis on facility management to technical maintenance and energy-saving measures to the provision of caretakers, the FRANK Group covers a wide range of services. In addition, we commission, manage and monitor external service providers. A property’s energy requirements make up the main share of additional costs. FRANK deals with this problem by providing energy-saving concepts that use innovative and efficient solutions as a contribution toward easing the burden on cost structures. We rely on modern heating technology and renewable sources of energy as well as on effective building envelope insulation.

DIE FEGER GMBH, the FRANK Group’s caretaker service, is a competent contact on all matters relating to looking after and maintaining the value of your property. We set great store by continuity and thoroughness of the work undertaken. That is why our employees are each responsible for a manageable number of properties at each location. In addition to classic caretaker services and the maintenance of outdoor areas, our facility management division also provides for cleaning, winter and plumbing services, amongst others.

Green Building

At FRANK ECOzwei GmbH, we have solutions for specific challenges faced by private and commercial property owners. And not just in saving energy in already existent properties – FRANK ECOzwei is also a partner you can rely on in planning for the energy requirements of new buildings. We are specialists in core and external insulation and in heating, ventilation and air conditioning. The use of renewable sources of energy plays a key role in our overall concept. It is one in which we are just as much at home as in drawing up energy reports and statutory energy performance certificates. A careful review of grants that are available in connection with the envisaged standard of refurbishment plays a major role in planning for cost effectiveness.
